Royal Park Manor

On behalf of K-5 Realty, I would like to present to you Royal Park Manor a new residential condominium located in the historic apartment district in the City of Venice. Royal Park Manor is a unique project, designed according to the needs and wishes of the community in which it is being built.

Royal Park Manor had its beginnings as a condominium project called Kymberly’s Court. K-5 Realty obtained the necessary approvals from the City of Venice to construct the condominium on the corner of Park Boulevard South, Menendez St. and Armada Rd. Kymberly’s Court was designed to encourage a healthy and active lifestyle, preserve the historic and architectural character of the neighborhood, was pedestrian friendly and accessible to roads, parks, trails, schools and shopping. Although the Kymberly’s Court project possessed wonderful potential, it did not appear to be the best solution for the City of Venice based on the current economic climate.

Based on community input into the needs and expectations of the City and potential condominium residents, we have redesigned the project and renamed it Royal Park Manor. Royal Park Manor focuses on preserving and enhancing the quality of life of both its future residents and neighbors. Highlights of Royal Park Manor include:

  • The building height of Royal Park Manor will be less than 35 feet.
  • Its eco-friendly design will help Venice in achieving a “Model” Green City classification. Royal Park Manor will seek LEED Certification, classifying it as a green building. Royal Park Manor has more units than Kymberly’s Court did within the same size building, thereby reducing urban sprawl.
  • Attractive landscaping: We are proposing to plant shade trees in the right-of-way to Royal Park Manor and will landscape the Park Boulevard South median.
  • Royal Park Manor will provide a variety of residence sizes with a range of unit prices.


This site contains a summary of the application submitted to the City of Venice for consideration under the Planned Unit Development (PUD) Ordinance. The contents will be the working documents that will be utilized to review the project with the City in the coming weeks in order to address any of the City of Venice’s or community’s concerns.
